Why I built Settle Tennessee
When I made my own move from California, I discovered that the relocation process is broken. Agents want to show you houses. Builders want to sell you floor plans. Nobody wants to help you figure out if the move itself makes sense.
I built Settle Tennessee to fill that gap. The site, the tools, and the advisory process are all designed around one principle: the decision comes before the house.

I'm a real estate professional with more than 40 years of hands-on experience in real estate, property management, asset management, rehab oversight, and housing operations. I've been involved in more than 3,000 transactions, managed more than $900 million in real estate assets, and helped grow a portfolio from approximately $5 million to $80 million.
My background includes residential real estate, HUD and assisted housing, consulting, inspections, construction coordination, and investment property support. I'm the founder of Cash Cow Systems, co-hosted The Cash Cow Show, and authored books on rental management.
I'm now a licensed Tennessee real estate broker under Transactional Realty, working exclusively with out-of-state buyers relocating to East Tennessee. I don't list homes. I don't work for builders. I work for you — bringing practical guidance, direct communication, and helping you make confident real estate decisions.
